Move Out Cleaning Checklist: What Landlords Check, Room by Room
A move out cleaning checklist is not a regular house cleaning list with a different name. The landlord's inspection looks at empty rooms, so the dirt that hid behind your furniture is now the only thing in view. This list is organized around what actually gets checked, and in the order that gets you out the door fastest.

What a move-out cleaning includes
A move-out cleaning covers every surface in every room, wiped or scrubbed, because this is a thorough clean rather than a quick tidy. Every appliance gets cleaned inside and out, every floor gets vacuumed and mopped, carpet included, and closets, cabinets, and drawers come out empty and wiped. Walls get spot cleaned, baseboards wiped, light fixtures dusted, and windows and tracks done. That is what most leases mean by 'clean and in the same condition as move-in, normal wear excepted': normal wear is fine, but dirt left behind is not.
The order that saves the most time
- Finish packing and get every belonging out first. You cannot clean a closet with boxes in it, and you cannot clean under furniture that is still there.
- Do a walkthrough with your phone and photograph every room empty. This is your before record if there is a dispute.
- Spray the oven, stovetop, tub, and toilet bowls right away so the cleaner works while you do the dry jobs.
- Work each room top to bottom: light fixtures and fan, walls and switches, cabinets and closets, counters and fixtures, then baseboards, then floors.
- Do the kitchen and bathroom last. They take longest and produce the dirtiest water.
- Carpet cleaning goes at the very end, after every other room is done and you will not walk on it again.
- Photograph everything again, timestamped, before handing over the keys.

| 2 bedroom, 1 to 2 bath | 6 to 9 hours | 4 to 5 hours |
| 3 bedroom house | 9 to 14 hours | 5 to 7 hours |
| Add for carpet cleaning | 2 to 3 hours plus drying time | Same |
Move Out Cleaning Checklist: What Landlords Check, Room by Room
Before you clean
Kitchen move-out cleaning checklist
The kitchen is where deposits are lost. Landlords open the oven, pull the drawers, and look under the sink.
- Spray oven cleaner first thing and let it sit for the time on the label. Wear gloves and open a window.
Bathroom move-out cleaning checklist
- If the caulk is stained black under the surface, no cleaner will fix it. Note it in your photos rather than scrubbing for an hour.

These are the items that show up on deduction letters again and again.
Clean it yourself or hire a cleaning service
This room-by-room move-out cleaning checklist covers the whole rental, apartment or house, and it saves time because it lists the appliance interiors, entryways, living areas, and high-traffic areas that inspections focus on. Do it after your belongings are removed, when the closets and cabinets are empty and you can see the walls. A thorough move-out cleaning with basic cleaning products (dish soap, an all-purpose spray, white vinegar for hard water spots, a duster for blinds and vents) is enough for most units. Patch small nail holes with spackle; larger holes usually count as damage the landlord can withhold from the deposit no matter how clean the place is.
If the unit is large, the timeline is tight, or the lease requires professional carpet cleaning, hire a cleaning service. Charges for professional cleaners run by the hour or by unit size, and a receipt from professional cleaners is useful evidence at inspection time. Either way, use this easy move-out cleaning checklist to help you decide what to do yourself and what to leave in good hands. Sweep and mop vinyl and tile floors last, walking out the door, and take photos of every room before you hand over the keys. When you're moving again, the same cleaning guide applies to every move.
Most common reasons a security deposit gets withheld
| Reason | What to do about it |
|---|---|
| Dirty oven, stove, or fridge | Clean inside and behind every appliance; photograph each one open |
| Carpet stains or odors | Spot treat, then rent a carpet cleaner or hire carpet cleaning; keep the receipt |
| Nail holes and wall scuffs | Fill small holes; wipe scuffs; do not repaint unless you have the exact color |
| Belongings left behind | Remove everything, including from the garage, attic, and under sinks |
| Trash left in the unit | Take it all with you or to the dumpster |
| Unreturned keys, fobs, remotes | Return every one and get a written receipt |
Should you hire a professional cleaning service
Hire one if your lease requires it, if the unit has carpet throughout, or if the deposit is worth more than what a cleaning company charges for a move-out clean. Get a quote that lists every task above, ask for a receipt that says 'move-out cleaning,' and keep it with your photos. If you do it yourself, the checklist plus good photos is the strongest position you can be in during a dispute. Landlords can only charge for cleaning beyond normal wear, and photos of a clean empty unit are hard to argue with.
Common questions
What should a move out clean consist of?
Every room emptied and cleaned top to bottom: fixtures and fans dusted, walls spot cleaned, cabinets and closets wiped inside, appliances cleaned inside and out, bathrooms scrubbed, windows and tracks cleaned, baseboards wiped, and every floor vacuumed and mopped. Carpet should be cleaned, not just vacuumed, if it was cleaned at move-in.
What is the difference between a move-out clean and a regular deep clean?
The task lists overlap heavily, but a move-out clean happens in an empty home and is judged by someone else. That means cleaning inside every cabinet and closet, behind every appliance, and treating walls and floors that furniture covered. A deep clean in a lived-in home works around your things. A move-out clean has nothing to work around.
What do landlords inspect during a move-out walkthrough?
They compare the unit to the move-in condition report. The usual stops: inside the oven and fridge, under the sink, the bathroom tub and toilet, carpet condition, walls and nail holes, closets, window blinds, and whether every key and remote came back. Photograph those same spots before you leave.
How can I make sure I get my security deposit back?
Follow the checklist, photograph every room with a timestamp, return all keys, provide a forwarding address in writing, and request a joint walkthrough. Keep receipts for carpet cleaning or a cleaning service. Deposit rules vary by state and city, so check your local requirements for timelines and what a landlord can deduct.
Can my landlord charge me for cleaning if I already cleaned?
Only if the unit was left dirtier than normal wear allows, and they generally need to itemize the charge. If you have dated photos of a clean, empty unit and a receipt for any professional cleaning, you have strong grounds to dispute a deduction. Check local tenant rules for the process.
Do I need to clean if my lease says professionally cleaned?
Read the exact wording. Some leases require a receipt from a cleaning company; others just describe the standard. If a receipt is required, hire a service and keep the invoice. If the clause is vague, doing the full checklist yourself and documenting it usually satisfies it, but ask the landlord in writing to be sure.
Do I have to clean if I am selling my house?
There is no deposit at stake, but most purchase contracts say the home will be delivered in broom-clean condition, and buyers notice. Doing the kitchen, bathrooms, floors, and removing every belonging is the courteous minimum. Many sellers hire a move-out cleaning for the final day so the walkthrough goes smoothly.
How long does a move-out cleaning take?
Four to six hours for a one-bedroom apartment, and nine to fourteen hours for a three-bedroom house if you are alone. A two-person crew roughly halves that. Add two to three hours plus drying time if you are cleaning the carpet yourself.
